Remuera Residence
Project Information:
The homeowner’s residence is situated in a prestigious, heritage-listed neighbourhood, necessitating meticulous design considerations regarding the harmonious integration of contemporary, aesthetically pleasing electronic components with a property constructed in the early 20th century. A significant design aspect involved the incorporation of a modern-style addition to the home. Both the designers and the homeowner prioritised minimising the installation’s impact on the clean lines and heritage features of the property. However, the homeowner also desired the seamless integration of all the features and functionalities of a fully functional home.
Liquid Automation was entrusted with the comprehensive installation of audio-visual, lighting control, security and access control, surveillance system, and network components throughout the entire home.
Audio Visual
Within the primary areas of the residence, there are nine audio zones and five video zones. The client’s preference for clean lines and unobstructed wall spaces posed a design challenge in integrating an exceptional audio system. We successfully addressed this challenge by strategically installing concealed in-wall speakers throughout the property. Consequently, we were able to install a comprehensive, whole-home audio system while adhering to the client’s and designers’ requirements for a clean aesthetic.
The property also features expansive outdoor landscaping areas designed for entertainment. In light of the stringent guidelines set forth by the council planners regarding the exterior appearance of the heritage property, coupled with the homeowner’s desire to incorporate audio into the outdoor spaces, we employed a buried in-ground subwoofer and in-ground telescopic spike speakers strategically placed within the planting. This approach resulted in an almost imperceptible sound stage that permeates the outdoor entertainment area.
Lighting Control
A Lutron Lighting control system was utilised in this residence due to its reliability and energy-saving capabilities, which are particularly advantageous for a home of this size. Lutron offers remote monitoring and functionality modifications, enabling adjustments to the system’s settings conveniently. Notably, the system includes an automatic evening light activation feature upon disarming the alarm. Additionally, a “good night” button in a convenient location within the house allows for the rapid deactivation of most lights, leaving only a few exterior lights for security purposes. Lighting control is accessible through switches or touch panels strategically placed throughout the house.
A significant performance consideration during the design phase was the lighting control system and the keypads in each room. Consequently, modern-looking keypads were not permitted in the design. Instead, period-style toggle switches with modern terminals were selected. To achieve the desired level of control for the lighting integration, all inputs were required to be dry contact closure inputs. Consequently, all cabling was routed to central hub locations integrated into the basement cabinetry.
Another performance objective of the lighting control system was the integration of automated sensors to automatically activate low-level lighting in hallway spaces and bathrooms. To ensure seamless integration with the ornate period ceiling details, small security PIR sensors were utilised. These sensors were discreetly integrated into the ceiling at the head of doorways, virtually blending into the surroundings.
Furthermore, the Lutron lighting system controls three outdoor heaters, allowing for remote control via touch screens and iPads.
Security and Access
The homeowner’s residence boasts extensive intrusion detection coverage and protection, encompassing over 20 zones within the alarm and access control system. Seeking an integrated security system that provides comprehensive property coverage, the homeowner requested push-button REX opening and keypad access. To maintain the pristine aesthetic and period design elements, we seamlessly integrated the electronic door lock releases into the lighting keypads.
Furthermore, we integrated the access control system with the Crestron control system, enabling the homeowner to utilize their in-wall touchscreens and iPads for door unlocking. This level of integration and control was also applied to the gate access, incorporating RF remote releases from external locations. A single access keypad externally controls all gate sets, contributing to the minimalist design aesthetic.
Surveillance System
The property is equipped with five cameras connected to a CCTV server, strategically positioned externally to provide comprehensive coverage of the property’s perimeter. These cameras can be accessed and displayed on Crestron touch screens via URL streams. This functionality enables clients to view the current camera feed when the intercom system is activated, allowing them to identify individuals at the gate. Furthermore, the access control system is integrated with the camera system, enabling homeowners to grant or deny access accordingly.
Network
The property has been meticulously wired with an extensive structured cable network, serving as the backbone for the Crestron control system, Lutron lighting control, HD video distribution, security, and access control systems. All these systems communicate seamlessly with each other via IP over this backbone. Additionally, the network provides high-speed Fibre broadband connectivity to the home’s devices and facilitates the operation of the Wi-Fi network, enabling HD audio and video streaming.
